From Hereford take the A438 Kings Acre Road and approximately ½ mile after passing Kings Acre Halt Garage turn left signposted Breinton Lane. Continue along this road past Breinton Manor Fruit Farm and turn right at the ‘T’ junction. Continue on this road for a further ½ mile and the land will be found on the left-hand side. The attached location plan shows the position.

PARTICULARS OF SALE


LAND AT BREINTON

This attractive block of amenity land (which is currently in pasture) extends to 11.15 acres or thereabouts (excluding river bed area) and is as shown outlined in red on the attached plan. The land is currently divided into 3 parcels. The upper part comprises 2 parcels, field shelters and potential hardstanding area. The upper level is classified Grade II on the MAFF land classification maps. A small fruit plantation is located along the boundary fence between parcel 9070 and Pt 8858 on the upper part. The lower ground is level is classified Grade IV on the MAFF land classification maps and extends southwards towards the River Wye.

A small portion of river frontage, with the benefit of fishing rights exists as shown on the attached plan.

The fishing is currently let out on a “day rod” basis via a local fishing shop in Hereford and may provide a useful additional income, but no figures are available.

Parcel number 9070 previously had planning consent for an agricultural building, but this has since lapsed. It may be possible to regain planning consent subject to applying to Herefordshire Council.
